WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Mortgage from LAURA JEAN MAYFIELD AND HUSBAND JAMES R MAYFIELD to AMERICAN GENERAL FINANCIAL SERVICES OF ALABAMA, INC., on the 1st day of July, 2005, said mortgage recorded in the Office of the Judge of Probate of Marion County, Alabama, on July 7, 2005, in Deed/Mortgage Book 0951, Page 025, Marion County, Alabama Records, said Mortgage having subsequently been transferred and assigned to Towd Point Mortgage Trust 2018-1, U.S. Bank National Association, as Indenture Trustee, by instrument recorded in the aforesaid Probate Office; notice is hereby given that the undersigned Towd Point Mortgage Trust 2018-1, U.S. Bank National Association, as Indenture Trustee, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash in front of the main entrance of the Courthouse in Hamilton, Marion County, Alabama, on November 14, 2025, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Marion County, Alabama, to-wit:

A PARCEL OF LAND LYING AND BEING SITUATED IN THE NW 1/4 OF NE 1/4 OF SECTION 21, TOWNSHIP 11 SOUTH, RANGE 11 WEST, MARION COUNTY, ALABAMA, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGIN AT A POINT WHERE THE SOUTH BOUNDARY LINE OF THE NW 1/4 OF THE NE 1/4 OF SECTION 21 INTERSECTS THE EAST RIGHT-OF-WAY OF THE ROCK CITY ROAD; THENCE RUN NORTH ALONG THE EAST RIGHT-OF-WAY OF THE ROCK CITY ROAD FOR A DISTANCE OF 420 FEET TO A POINT WHICH IS THE NORTHWEST CORNER OF THAT CERTAIN PARCEL OF LAND CONVEYED OF FAYE CUMMINGS IN THAT CERTAIN DEED RECORDED IN VOLUME 275, PAGE 58; THENCE RUN EAST ALONG THE NORTH BOUNDARY LINE OF THE FAYE CUMMINGS PROPERTY FOR A DISTANCE OF 238 FEET TO A POINT; THENCE RUN SOUTH PARALLEL TO THE EAST RIGHT-OF-WAY OF THE ROCK CITY ROAD FOR A DISTANCE OF 120 FEET TO A POINT; THENCE RUN WEST FOR A DISTANCE OF 238 FEET TO A POINT ON THE EAST RIGHT-OF-WAY OF THE ROCK CITY ROAD; THENCE RUN NORTH ALONG THE EAST RIGHT-OF-WAY OF THE ROCK CITY ROAD FOR A DISTANCE OF 120 FEET TO THE POINT OF BEGINNING.

SUBJECT TO AD VALOREM TAXES FOR THE CURRENT YEAR AND EXISTING EASEMENTS, RESTRICTIONS, SET-BACK LINES, RIGHT-OF-WAY, ENCUMBRANCES, AND/OR LIMITATIONS, IF ANY, OF RECORD.
Said legal description being controlling, however the property is more commonly known as 13838 STATE HIGHWAY 233, BRILLIANT, AL 35548.
