NOTICE OF FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage executed by James K. Engle and April Cole Engle, husband and wife, to United States of America acting through the Rural Housing Service or successor agency, United States Department of Agriculture, on March 20, 2008, said mortgage being recorded in the Office of the Judge of Probate of Marion County, Alabama, on March 24, 2008 at OFFR Book 2008, at Page 1285, as Document Number 66333, and said mortgage being re-recorded on June 16, 2008, at OFFR Book 2008, at Page 2612, as Document Number 71719. United States of America, acting through the Rural Housing Service, United States Department of Agriculture, the current holder, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Marion County Courthouse, in Hamilton, Alabama, on April 28, 2026, during the legal hours of sale, the following described real estate, situated in Marion County, Alabama, to-wit:
A tract of land situated in the SW 1/4 of NW 1/4 of Section 4, Township 11 South, Range 14 West, in the Town of Hamilton, Marion County, Alabama, more particularly described as follows, to wit: Beginning at the Southeast corner of the SW 1/4 of NW 1/4 of said Section 4; thence run North 88° 00 minutes West along the South boundary of said SW 1/4 of NW 1/4 a distance of 381 feet; thence North 2° 00 minutes East a distance of 409 feet to an iron pin located on the East right-of-way of Oak Street, the point of beginning of the land herein described thence North 20° 13' West along said East right-of-way of said street a distance of 127 feet to an iron pin; thence North 58 degrees 27 minutes East a distance of 140 feet to an iron pin; thence South 19° 50 minutes East a distance of 146 feet to an iron pin; thence South 66° 00 minutes West a distance of 137 feet to the point of beginning.

This Property will be sold on an “as is, where is” basis, without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
