Default having been made in the payment of the indebtedness secured by that certain mortgage executed on December 5, 2008 by Joshua Edward Butler, an unmarried man, originally in favor of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Renasant Bank, its successors and assigns, and recorded in OFFR Book 2008 at Page 5172 on December 8, 2008, in the Office of the Judge of Probate of Marion County, Alabama, and secured indebtedness having been transferred to MidFirst Bank. LOGS Legal Group LLP, as counsel for Mortgagee or Transferee and under and by virtue of power of sale contained in the said mortgage will, on April 2, 2026, sell at public outcry to the highest bidder at the main entrance of the Marion County, Alabama, Courthouse in the City of Hamilton, during the legal hours of sale, the following real estate situated in Marion County, Alabama, to wit:
A 2.0 acres, more or less, tract or parcel of land lying and being situated in the W 1/2-NE 1/4 of Section 23, Township 9 South, range 11 West, Marion County, Alabama, and being more particularly described as follows: Commence at the SE corner of said W 1/2- NE 1/4 and run thence North 33 degrees 08' West 1327.96 feet to the point of beginning of tract to be described herein; run thence North 44 degrees 59' East 324.75 feet to a gravel county road; run thence North 23 degrees 21 West along said road 156.46 feet; run thence North 35 degrees 01' West along said road 146.75 feet; run thence South 54 degrees 21' West 212.18 feet; run thence South 13 degrees 50' East 380.37 feet to the point of beginning.
Description taken from that certain deed to Robert Howard Hooker and wife, Rhonda Gail Hooker, recorded in Deed Volume 300 at Page 282 in the Office of the Judge of Probate in Marion County, Alabama.
