FORECLOSURE NOTICE
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a mortgage from Nathan E Sandlin and Samantha L Sandlin, husband and wife, as joint tenants to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for LeaderOne Financial Corporation, on the 10th day of February, 2020, said mortgage recorded in the Office of the Judge of Probate of Marion County, Alabama, on February 11, 2020, in Deed/Mortgage Book 2020, Page 474, Marion County, Alabama Records, said Mortgage having subsequently been transferred and assigned to Lakeview Loan Servicing, LLC, by instrument recorded in the aforesaid Probate Office; notice is hereby given that the undersigned Lakeview Loan Servicing, LLC, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash on the West Side of the Marion County Courthouse, 132 Military Street South, Hamilton, AL 35570 in Hamilton, Marion County, Alabama, on July 3, 2025, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Marion County, Alabama, to-wit:
A TRACT OF LAND SITUATED IN THE SE 1/4 OF NW 1/4 OF SECTION 24, TOWNSHIP 9 SOUTH, RANGE 13 WEST, MARION COUNTY, ALABAMA, MORE PARTICULARLY DESCRIBED AS FOLLOW, TO-WIT: BEGINNING AT THE INTERSECTION OF THE EASTERLY RIGHT-OF-WAY OF U.S. HIGHWAY 43 (JACKSON HIGHWAY) WITH THE NORTH BOUNDARY OF THE SOUTH 3/4 OF SAID SE 1/4 OF NW 1/4; THENCE RUN SOUTHWESTERLY, ALONG THE EASTERLY RIGHT-OF-WAY OF SAID HIGHWAY, TO ITS INTERSECTION WITH THE SOUTH BOUNDARY OF THE NORTH 1/2 OF THE SE 1/4 OF NW 1/4, BEING A DISTANCE OF APPROXIMATELY 400 FEET; THENCE RUN EAST ALONG THE SOUTH BOUNDARY OF SAID NORTH 1/2 OF SAID SE 1/4 OF NW 1/4 A DISTANCE OF 90 YARDS; THENCE RUN NORTHEASTERLY PARALLEL WITH THE EASTERLY RIGHT-OF-WAY OF SAID HIGHWAY TO THE NORTH BOUNDARY OF THE SOUTH 3/4 OF SAID SE 1/4 OF NW 1/4; THENCE RUN WEST ALONG THE NORTH BOUNDARY OF THE SOUTH 3/4 OF THE SE 1/4 OF NW 1/4 A DISTANCE OF 90 YARDS TO THE POINT OF BEGINNING.
Said legal description being controlling, however the property is more commonly known as 32720 US HIGHWAY 43, HACKLEBURG, AL 35564.

This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure. The Mortgagee/Transferee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate. This sale is subject to postponement or cancellation.
