Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Matthew Kelley, unmarried man, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for GoPrime Mortgage, Inc., on February 22, 2022, said mortgage recorded in the Office of the Judge of Probate of Marion County, Alabama, in OFFR Book 2022 Page 2400; being corrected and re-recorded November 7, 2023 in OFFR Book 2023 Page 13363; the undersigned NewRez LLC d/b/a Shellpoint Mortgage Servicing, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Hamilton, Marion County, Alabama, on April 25, 2025, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Marion County, Alabama, to-wit:
Commencing at the Southwest corner of the NW 1/4 of SE 1/4, Section 28, Township 9 South, Range 15 West, Marion County, Alabama and a fence corner; thence run North 69 degrees 12 minutes 29 seconds East for a distance of 527.20 feet to a 1/2 inch capped rebar and the Point of Beginning. From said Point of Beginning run North 54 degrees 59 minutes 40 seconds East for a distance of 179.73 feet to the Southern right of way margin of County Road 56 (80-foot right of way indicated) and a railroad spike; thence run Southeasterly along said Southern right of way margin for a distance of 204.49 feet to the Western right of way margin of County Road 11 (80 foot right of way indicated) and a railroad spike, thence run Southwesterly along said Western right of way margin for a distance of 105.56 feet to a 1/2 inch capped rebar; thence run North 66 degrees 48 minutes 48 seconds West for a distance of 319.89 feet to the Point of Beginning.
