Default having been made in the payment of the indebtedness secured by that certain mortgage executed by J. V. Williams and Francis C. Williams, husband and wife, originally in favor of MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. ACTING SOLELY AS NOMINEE FOR AMERICAN ADVISORS GROUP, its successors and assigns,  on July 31, 2012, said mortgage recorded in the Office of the Judge of Probate of Marion County, Alabama,  at OFFR Book 2012, Page 2946; the undersigned U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for VRMTG Asset Trust, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash or certified funds, in front of the main entrance of the Courthouse at Marion County, Alabama, on June 27, 2024, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Marion County, Alabama, to-wit:
