Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Randall Brewer, to Dianna Scott, on the 6th day of July, 2020, said mortgage recorded in the Office of the Judge of Probate of Marion County, Alabama, at OFFR 2021 17980; the undersigned Dianna Scott, as Mortgagee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Hamilton, Marion County, Alabama, on Nov 20th, 2024, at 11 A.M. Thence South 396.35 feet to an iron pin found, Thence South 94.50 feet to an iron pin set, Thence North 77 degrees, 23 minutes, 18 seconds West 161.00 feet to an iron pin set the point of beginning for the property herein described, Thence North 77 degrees, 23 minutes, 18 seconds West 229.47 feet to an iron pin found on the East margin of Settlement Road, Thence along said margin North 30 degrees, ,44 minutes, 46 seconds West 186.35 feet to an iron pin found, Thence leaving said margin South 72 degrees, 25 minutes, 11 seconds East 338.66 feet to an iron pin set, Thence South 1 degrees, 55 minutes, 41 seconds West 108.04 feet to the point of beginning and containing 0.76 acres more or less.

Thence South 396.35 feet to an iron pin found, Thence South 94.50 feet to an iron pin set, Thence North 77 degrees, 23 minutes, 18 seconds West 161.00 feet to an iron pin set the point of beginning for the easement herein described, Thence North 77 degrees, 23 minutes, 18 seconds West 229.47 feet to an iron pin found on the East margin of Settlement Road, Thence along said margin North 30 degrees, 44 minutes, 46 seconds West 16.50 feet to a point, Thence leaving said margin South 77 degrees, 23 minutes, 18 seconds East 238.54 feet to a point, Thence South 1 degrees, 55 minutes, 41 seconds West 12.21 feet to the point of beginning.
THIS PROPERTY WILL BE SOLD ON AN “AS IS, WHERE IS” BASIS, SUBJECT TO ANY EASEMENTS, ENCUMBRANCES, AND EXCEPTIONS REFLECTED IN THE MORTGAGE AND THOSE CONTAINED IN THE RECORDS OF THE OFFICE OF THE JUDGE OF PROBATE OF THE COUNTY WHERE THE ABOVE-DESCRIBED PROPERTY IS SITUATED. This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure.
