NOTICE OF FORECLOSURE
Default having been made in the payment of the indebtedness secured by that certain mortgage dated April 4, 2022, executed by Austin Lee Webb, a single person, to Mortgage Electronic Registration Systems, Inc., solely as nominee for LeaderOne Financial Corporation, which mortgage was recorded on April 6, 2022 in Vol: OFFR B 2022, Page 4750, Instrument Number 181817, of the mortgage records in the Office of the Judge of Probate of Marion County, Alabama and which mortgage was, duly transferred and assigned to SERVBANK,SB, notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry, to the highest bidder for cash, at the West Side entrance to the Marion County Courthouse at Hamilton, Alabama during the legal hours of sale on April 25, 2025, the following described real estate, situated in Marion County, Alabama, to-wit:
A TRACT OF LAND IN THE NE 1/4 OF THE SE 1/4, SECTION 11, TOWNSHIP 12 SOUTH, RANGE 12 WEST OF THE HUNTSVILLE MERIDIAN IN THE TOWN OF BRILLIANT, MARION COUNTY, ALABAMA, MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING 423 FEET NORTH OF THE SE CORNER OF SAID NE 1/4 OF THE SE 1/4, THENCE RUN WEST 420 FEET, THENCE NORTH 204 FEET, THENCE EAST 420 FEET, THENCE SOUTH 204 FEET TO THE POINT OF BEGINNING.
This sale is made for the purpose of paying the indebtedness secured by said mortgage as well as expenses of foreclosure. This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the office of the Judge of Probate of the County where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to condition, title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
