Default having being made in the payment of the indebtedness secured by that certain mortgage dated July 7, 2017 executed by Rebecca Allen, unmarried, in favor of Wells Fargo Bank, N.A., said Mortgage being recorded August 11, 2017, in Book 2017, Page 2908, in the Office of the Judge of Probate of Marion County, Alabama; having later been assigned to Newrez LLC d/b/a Shellpoint Mortgage Servicing by instrument recorded in Book 2025, Page 14713, in the Office of the Judge of Probate of Marion County, Alabama. Said default continues and notice is hereby given that the undersigned, Newrez LLC d/b/a Shellpoint Mortgage Servicing, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash at the main entrance to the County Courthouse, Marion County, Alabama on 04/16/2026, during the legal hours of sale, the following described real estate situated in Marion County, Alabama, to-wit:

Commencing at the Southeast corner of the Southeast 1/4 of the Southeast 1/4 of said Section 17; thence run North 02 degrees 37 minutes West along the East boundary of the Southeast 1/4 of said Section 17, a distance of 1,555.31 feet, thence run North 87 degrees 50 minutes West a distance of 374.70 feet to an iron pin the point of beginning of the land herein described; thence run North 08 degrees 05 minutes West a distance of 99.645 feet thence run North 86 degrees 03 minutes West a distance of 422.08 feet to the east side of public county road (Marion County #449); thence run South 07 degrees 44 minutes East along the East side of a said public county road a distance of 105.925 feet to an iron pin; thence run South 86 degrees 54 minutes East a distance of 421.45 feet to the point of beginning of the land herein described.
