Default having been made in the payment of the indebtedness secured by that certain mortgage executed to Valley National Bank, mortgagee, by Action Winfield, LLC on the 15th day of January 2021, said mortgage being recorded on January 21, 2021, in the Office of the Judge of Probate of Marion County, Alabama, in the Official Record Book 2021, Page 713 (Instrument 175546). Valley National Bank, as mortgagee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance to the Marion County Courthouse located in the city of Hamilton, Marion County, Alabama, on the 27th day of February 2026, during the legal hours of sale, the following described real estate situated in Marion County, Alabama, to wit:

Highway 118 and the Point of Beginning of the land herein described; thence North 56°46'19" West and along said South right of way line 262.50 feet to a rebar; thence South 33°12'15" West a distance of 216.95 feet to a P-K Nail; thence North 56°43'49" West a distance of 52.85 feet to a nail in washer; thence South 33°11'57'' West a distance of 380.13 feet to a 1/2" solid iron; thence South 56°28'39" East a distance of 505.14 feet to a rebar; thence North 33°12'01" East a distance of 599.63 feet to a rebar located on said South right of way line; thence North 56°46'19" West and along said South right of way line 189.78 feet to the Point of Beginning; lying and being situated in the SE 1/4 of SW 1/4 and the SW 1/4 of SE 1/4, Section 7, Township 13 South, Range 12 West, Marion County, Alabama.
This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure.
