As a POINT OF COMMENCEMENT, start at a railroad spike accepted to mark the Northeast corner of the Northeast Quarter of the Southeast Quarter of said Section 4 and run South 00° 36 minutes 42 seconds West (State Plane Coordinates) and along the accepted Eastern Boundary of the Northeast Quarter of the Southeast Quarter of said Section 4 for a distance of 20.23 feet to a point, said point being the intersection of the accepted Eastern Boundary of Northeast quarter of the Southeast Quarter of said Section 4 and the Southern right of way margin of 10th Street SW, a 50 foot right of way; thence run North 89° 01 minute 59 seconds West and along the Southern right of way margin of said 10th Street SW for a distance of 628.95 feet to a ½ inch capped rebar found; thence run North 88° 31 minutes 51 seconds West and along the Southern right of way margin of said 10th Street SW for a distance of 258.87 feet to an iron pin found; thence run North 88° 44 minutes 00 seconds West and along the Southern right of way margin of said 10th Street SW for a distance of 42.74 feet to a ½ inch capped rebar set, said rebar being the POINT OF BEGINNING of the parcel herein described; thence run South 03° 29 minutes 18 seconds West for a distance of 131.47 feet to a ½ inch capped rebar set; thence run South88° 58 minutes 08 seconds West for a distance of 114.02 feet to an "X" marked in the top of storm cellar; thence run North 03° 26 minutes 14 seconds East for a distance of 136.04 feet to an iron pin found; thence run South 88° 44 minutes 00 seconds East for a distance of 113.88 feet to the POINT OF BEGINNING.
Said property will be sold on an "as is, where is" basis subject to any easements, encumbrances, and exceptions contained in said mortgage and those contained in the records of the Office of the Judge of Probate where the above-described property is situated. Said property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
