NOTICE OF FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Leslie Stallworth, unmarried woman, to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for CIS Financial Services, Inc. dba CIS Home Loans, its successors and assigns, on December 10, 2021, said mortgage being recorded in the Office of the Judge of Probate of Marion County, Alabama, on December 10, 2021 at OFFR Book 2021, at Page 17721, as Document Number 180226. NewRez LLC d/b/a Shellpoint Mortgage Servicing, the current holder, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Marion County Courthouse, in Hamilton, Alabama, on January 8, 2026, during the legal hours of sale, the following described real estate, situated in Marion County, Alabama, to-wit:
A tract of land situated in the North 1/2 of the Northwest 1/4 of Section 5, Township 11 South, Range 13 West, Marion County, Alabama, and being more particularly described as follows: Commence at the Northeast corner of Northeast 1/4 of Northwest 1/4 of said Section 5 thence run N. 89°14' W., along the North boundary of said Section 5, a distance of 1035.67 feet to a point; thence run S. 01° 51' E., and parallel with the East boundary of said NE 1/4 - NW 1/4, a distance of 580.25 feet to an iron pin situated on the Southerly right-of-way of a 40.0 foot wide City of Hamilton Street, said iron pin being the point of beginning for the tract herein described to-wit; thence continue S. 01° 51' E, and parallel with the Easterly boundary of said NE 1/4 - NW 1/4, a distance of 210.00 feet to a capped rebar; thence run N 89° 14' W., and parallel with the North boundary of the above said Section 5, a distance of 300.17 feet to a capped rebar situated on the Easterly right-of-way of Marion County Highway Number 51; thence run N. 04° 48' W., along the Easterly right-of-way of said highway, a distance of 210.78 feet to its intersection with the Southerly right-of-way of the above said City of Hamilton paved street; thence run S. 89° 14' E., along the Southerly right-of-way of said street, a distance of 311.05 feet to the point of beginning.
