NOTICE OF MORTGAGE FORECLOSURE SALE

County of Marion
Default having been made in the payment of the indebtedness secured by that certain mortgage executed by William E. Bridgmon, originally in favor of MetLife Home Loans, a Division of MetLife Bank, N.A., on April 5, 2012, said mortgage recorded in the Office of the Judge of Probate of Marion County, Alabama, in Book 2012, Page 1400; the undersigned Mortgage Assets Management, LLC, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Marion County, Alabama, on October 11, 2024, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Marion County, Alabama, to-wit:
Tract one: a 3.72 acre, more or less, tract or parcel of land lying and being situated in the Northwest Quarter of the Southeast Quarter of Section 23, Township 9 South, Range 11 West, Marion County, Alabama, and being more particularly described as follows:
Commence at the Northeast corner of said Northwest Quarter of the Southeast Quarter and run thence South 1 degrees, 24 minutes East along the East line of said Northwest Quarter of the Southeast Quarter a distance of 446.02 feet to an iron pin set and the POINT OF BEGINNING; thence continue South 1 degrees 24 minutes East along said East line a distance of 244 feet to an iron pin; thence run North 87 degrees 50 minutes West a distance of 731.42 feet to a point; run thence North 1 degrees 24 minutes West to a point where said line intersects a branch, and in the center of said branch; thence meander in North-Northeastern direction along the center line of said line branch to a point where said branch crosses a line that is on a bearing of North 87 degrees 50 minutes West from the beginning point of the property herein conveyed; thence South 87 degrees 50 minutes East a distance of 575 feet, more or less, back to the POINT OF BEGINNING of the property herein conveyed.
Tract two: a 3.69 acre, more or less, tract of land lying in the West Half of the Southeast Quarter, Section 23, Township 9 South, Range 11 West, Marion County, Alabama, and being more particularly described as follows:
Commence at the Northeast corner of said West Half of the Southeast Quarter and run South 1 degrees 24 minutes East along the east boundary line 690.02 feet to the POINT OF BEGINNING; thence continue South 1 degrees 24 minutes East along East boundary line a distance of 186.35 feet; run thence North 87 degrees 50 minutes West 909.79 feet to center of a county road; run thence North 24 degrees 48 minutes East along said road 65.81 feet; run thence North 27 degrees 16 minutes East along said road 94.32 feet; run thence North 4 degrees 14 minutes East along said road 39.87 feet; run thence South 87 degrees 50 minutes East 831.42 feet to the POINT OF BEGINNING. Being the same property conveyed to William E. Bridgmon by deed from William E. Bridgmon, the administrator of the Estate of Bertha Earlene Bridgmon recorded 09/16/2009 in Deed Book 2009 Page 3348, in the Probate Judge’s Office for Winston County, Alabama.
Said legal description being controlling, however the property is more commonly known as: 471 Noble Road, Haleyville, AL 35565.
THIS PROPERTY WILL BE SOLD ON AN “AS IS, WHERE IS” BASIS, WITHOUT WARRANTY OR RECOURSE, EXPRESSED OR IMPLIED AS TO TITLE, USE AND/OR ENJOYMENT AND WILL BE SOLD SUBJECT TO THE RIGHT OF REDEMPTION OF ALL PARTIES ENTITLED THERETO.

The successful bidder must tender a non-refundable deposit of Three Thousand Dollars ($3,000.00) in certified funds made payable to Bell Carrington Price & Gregg, LLC at the time and place of the sale. The balance of the purchase price plus any deed recording costs and transfer taxes must be overnighted in certified funds to the Law Office of Bell Carrington Price & Gregg, LLC at 339 Heyward Street, 2nd floor, Columbia, SC 29201. Bell Carrington Price & Gregg, LLC reserves the right to award the bid to the next highest bidder should the highest bidder fail to timely tender the total amount due.
This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure. The Mortgagee/Transferee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate.
This sale is subject to postponement or cancellation.
If the sale is set aside, the Purchaser may be entitled to only a return of any tendered purchase funds less any applicable fees and costs and shall have no other recourse against the Mortgagor, the Mortgagee, or the Mortgagee's attorney.
